Water Depth Quality
NOTE: The water depth quality service was designed by Creighton Edmonds and is a service offered only by him and is not a service provided by Coldwell Banker Residential Brokerage or any of its other real estate agents.
The water level on Lake Murray South Carolina fluctuates. The most common cause is the planned drawdown that usually occurs during the colder months. This is the reason that on the local MLS (Multiple Listings Service) there's a category for "Water Frontage Type" with options for "Year Round" and "Seasonal".
Unfortunately, the way most properties are evaluated for water depth quality is based on a guess rather than actual data. Also, just because a property might have water during this year's draw down doesn't mean it will every year since the drawdown amount and timing of the drawdown varies from year to year.
One of the biggest services I can provide my buyer clients is a Water Depth Quality Study. This study is based on historical USGS (United States Geological Survey) water level data. With the study, I can show historical water levels at a specific point on the lake (i.e. the end of a dock) by month for every year since October 1990. The time frame for the study will also show levels for that point during periods of drought and dam repair.
